Most service members are told that they will be eligible for a VA loan if they serve for a number of years. Generally, service requirements are as follows:

- 2 years for regular service members

- 6 years for Reservists and National Guard members

- 90 days active duty during wartime

- 181 days active duty during peacetime

Though you do not need your Certificate of Eligibility (COE) to apply for a VA loan, it is one of the steps you need to obtain the loan. Your COE shows the lender that you are eligible for VA loan benefits.

Again, getting your COE before applying for a VA loan isn't mandatory because most VA lenders will get your COE instantly via the VA's automated system. According to the VA, virtually all VA loan COEs are submitted electronically, and a lot of certificates can be issued right away.

 

VA Loan Credit and Income Requirements

While the VA does not need a minimum credit score to be eligible for a VA loan, some of course require a fair credit score and are more lenient with DTI (Debt-to-Income) Ratios.
